Simonton Window Replacement: The Coral Gables Owner’s Guide

If you’re reading this, you likely have a Simonton window with a failed part - a fogged sash, a crank that spins without moving, or a balance that let the sash drop. We stock and install Simonton-compatible replacement parts across Coral Gables, and most replacements run $220-$680 installed depending on the part and series. Most single-sash or hardware jobs are completed in one visit, and if we don’t have the exact part on the truck, we can usually have it within two business days.

Here’s how most Coral Gables homeowners discover the problem: a window that was easy to open in January suddenly binds in July, or a seal that looked fine after the last hurricane season now shows condensation between the panes. The part didn’t fail overnight - it’s been wearing down for years. Salt air, humidity, and afternoon sun on the west side of a house all shorten the life of window hardware here.

TruePane Windows & Doors is an independent service provider. We are not affiliated with Simonton, but we work on their products every week and know which parts interchange and which ones don’t.

Which Simonton Models This Applies To

Simonton has produced dozens of series over the years, but in Coral Gables we most often see the Reflections 5500, 5050, and 6500 lines, the ProFinish and Contractor series (common in builder-grade homes from the 1990s and early 2000s), and the newer DaylightMax and Impressions lines. Each series uses slightly different balance systems, and a balance from a Reflections 5500 will not seat properly in a ProFinish frame. That compatibility gotcha is the single most common reason a homeowner buys the wrong part online.

The fastest way to identify your window is the label etched into the corner of the glass or on a sticker inside the frame channel. It will list the series, the plant code, and often the date of manufacture. If the sticker is gone - and after two decades of Florida sun, it usually is - we measure the sash width, the visible glass dimensions, and the channel depth to match the part correctly.

For Simonton windows specifically, we recommend OEM parts when the window is still under a registered warranty. Simonton’s name-brand balances, pivot bars, and sash locks fit tighter and hold up longer than most aftermarket equivalents, and using a generic balance in a warped frame will bind within a season. For windows out of warranty, we carry a small selection of quality aftermarket balances and hardware that we’ve tested against the OEM parts. We’ll tell you straight which one we’d put in our own house and why.

Signs Your Simonton Window Replacement Is Failing

  • Sash drops or slams shut when you let go. The balance system - either a spiral balance or a block-and-tackle balance, depending on your Simonton series - has lost tension or snapped. In Coral Gables, salt in the air works its way into the aluminum channels and corrodes the pivot points.
  • Fog or moisture between the glass panes. The edge seal on the insulated glass unit has failed. Once the desiccant inside the spacer is saturated, the fog will not clear on its own. It gets worse in our humidity, not better.
  • Crank turns but the sash doesn’t move. A stripped operator gear or a snapped torque bar. The gear teeth on Simonton operators are molded plastic, and after years of opening against a sticking track, the teeth shear.
  • Window is hard to open or close, or the sash sits crooked. A bent or broken pivot bar, a misaligned track, or a frame that’s settled. In older Coral Gables houses with wood frames, moisture cycling swells and shrinks the opening so the sash binds at one corner.
  • Drafts or water staining around the frame. The weatherstripping has compressed flat or the corner seals have peeled, and wind-driven rain is finding its way in. We see this most on east-facing windows that take the summer storm fronts head-on.

Replacement Cost & What’s Included

Installed Simonton window replacement in Coral Gables generally runs $220-$680 for a single sash or hardware replacement. A full window swap, including the frame, runs higher and depends on the opening size, the series, and whether you’re upgrading to an impact-rated unit, which many homeowners in Coral Gables now require.

  • Balance replacement (per sash): $180-$320
  • Operator or crank replacement: $140-$260
  • Sash lock and keeper set: $90-$190
  • Weatherstripping replacement (full perimeter): $120-$280
  • Insulated glass unit replacement: $300-$680 depending on size and Low-E coating

Every quote is a written line-item price before any work begins. The part cost is stated, the labor is stated, and there are no surprise line items on the bill. We register both manufacturer warranty layers in writing before the truck leaves your driveway - that’s The Keystone Standard. If the part has a manufacturer defect within its warranty period, the manufacturer covers the part. Our workmanship is guaranteed under the Done Right Promise. If it’s not done right, we make it right. No paperwork fights, no arguing.

DIY or Call Us?

There’s an honest split here. You can safely check a few things yourself before calling. Look at the label on the glass or inside the frame channel and write down the series and size. Clean the track with a dry brush - you’d be surprised how much Coral Gables grit works its way into the channel. Make a note of when the window started misbehaving and whether it’s worse after rain or after a hot afternoon.

What we’d caution you against is the YouTube balance replacement route. Spiral balances are under constant tension. A balance that lets go can take a chunk out of a finger or send a metal rod through the sash. Block-and-tackle systems in Simonton frames are pinned to the jamb with a pivot bar that has to be seated at an exact rotation or the sash will launch when you tilt it out. We’ve been called to fix more than one DIY attempt where the new part was installed backward and the sash bound within a week.

If the sash is already dropping, that’s a balance gone. Call us at (954) 507-3613 and we’ll bring the right part the first trip.
