The original 1950s aluminum frames had corroded so badly at the sills that two windows would not close against summer rain. Water had been running behind the stucco for at least two seasons. Dale Kessler measured every opening twice, found the rough openings were out of square by as much as 3/8 inch, and ordered impact windows sized to the actual openings rather than forcing a stock product into a bad frame. The crew replaced rotted buck framing, flashed the openings with the manufacturer’s tape system, and set PGT impact windows rated for the Coral Gables wind zone. The homeowner stopped finding water on the tile after the first heavy storm, and both warranty layers were registered in writing before the truck left the driveway.

French Door Replacement Where the Old Door Had Been Kicked In

A previous break-in had been “repaired” with a sheet of plywood and a deadbolt screwed into rotted jamb wood. The door slab was fine, which is why the homeowner thought the repair was enough. It was not. We pulled the entire unit and found the subfloor under the threshold had been quietly rotting for years because the original install was never flashed. TruePane installed a new impact-rated French door with a multi-point lock, new framing around the opening, and a properly sloped sill pan. The result is a door that opens with one finger and does not flex when someone leans on it. If the pane is not true, the job is not done.

The upstairs bedrooms were unusable by 3 PM from late March through October. The old wood sashes had been painted shut for years, and the single-pane glass offered roughly the same insulation as a paper bag. We replaced twenty-three windows with Marvin double-pane low-e units, rebuilding the exterior trim around each opening to shed water properly. The homeowner reports the upstairs now stays within four degrees of the downstairs thermostat, and the window air-conditioner they had been running in the primary bedroom is gone. A square deal: the quote we gave them on paper matched the final invoice to the dollar.

The old wrought-iron railing was original to the house, and the salt air had eaten through four of the spindles at the base. The homeowner wanted the view back without sacrificing safety around the pool. We installed a frameless glass railing system with 1/2-inch tempered glass panels, stainless steel standoffs, and a continuous top cap that meets current code for pool barrier height. The glass cuts no corners on the sightline: the water view is now uninterrupted from the kitchen and the patio. Dale Kessler personally set the panel spacing so no gap exceeds code, and the final inspection passed on the first visit.

By the time we arrived, the homeowner had stopped using their back patio entirely because the sliding door needed two hands, a hip, and a running start. The rollers were flat-spotted, the track was bent in two places, and the locking mechanism had been broken for so long the family used a broom handle in the track for security. We replaced the entire door with a new low-profile sliding patio door, rebuilt the bottom track on a level base, and added dual-roll stainless steel bearings. The door now opens with one finger from a standstill. This is the kind of fix that costs a fraction of what people fear, and it changes how a family uses their own backyard.

This Coral Gables Mediterranean had been patched over the years with whatever window fit the opening, leaving three different frame materials, four different glass tints, and one vinyl picture window that stuck out like a billboard on the street elevation. The owner wanted the original character back. We worked with a custom manufacturer to build arched-top windows matched to the home’s original 1920s fenestration drawings, including true divided lites and a custom exterior color. The install required rebuilding two rough openings that had been hacked wider for the vinyl unit.
