Which Mr-Glass Models This Applies To

Mr-Glass built horizontal rolling windows, single-hung vertical sliders, and fixed picture units that went into a lot of Coral Gables homes built from the late 1980s through the early 2000s. The replacement approach changes depending on which style you have. Fixed picture units are usually the simplest: we pull the stop, cut a new insulated glass pack to the exact daylight opening, and reset it with fresh setting blocks and sealant. Rolling and hung units are more involved because the sash frames carry rollers, balancers, and weatherstripping that wear at their own rate.

If you still have the original label, it’s usually on the narrow edge of the sash or on the spacer bar between the panes. That label carries the Miami-Dade or Florida product approval number and the glass make-up, which tells us thickness, tint, and whether the original was laminated impact glass or standard annealed. No label? Measure the visible glass, not the frame. Glass width to glass width, height from the bottom of the visible glass to the top. We match to the visible glass dimensions and then verify the frame pocket depth before ordering or cutting anything. One compatibility gotcha we run into regularly in Coral Gables: older Mr-Glass frames were built for 7/16-inch insulated glass, while later production runs used 1-inch glass packs. The two are not interchangeable in the same frame pocket, and forcing one into the other is how you get a seal leak six months later.

Signs Your Mr-Glass Window Replacement Is Failing

  • Condensation or fog between the panes. The seal has failed and the desiccant inside the spacer bar is spent. You can’t dry it out from the outside. This is a glass pack replacement, not a cleaning issue.
  • The sash sticks, binds, or drops when you let go. In Coral Gables, the combination of salt air and humidity eats roller pins and balancers. On Mr-Glass rolling units, the bottom rollers seize first, and the window starts grinding aluminum against aluminum.
  • The window won’t lock or latch. Frame sag, worn keepers, or a warped sash from years of heat cycling. A window that won’t lock is also a security liability, and in Coral Gables that closes the conversation on whether to wait.
  • Water staining on the interior sill or drywall below the window. This is usually failed caulking at the frame-to-wall connection, or a clogged weep system in the frame. Left alone, it moves into the wall cavity and the repair bill triples. In Gables homes with original Mr-Glass frames, we see this on east-facing windows most often because they catch the morning humidity and the afternoon rain.
  • The glass feels hot to the touch from the inside in summer. The low-E coating has degraded, or the unit never had one. The room heats up by 2 or 3 degrees more than the rest of the house, and your AC runs harder in July. Replacement glass with a proper South Florida low-E stack fixes that immediately.
